Almost finished Guest Room

Also, since we have had family coming and staying over this holiday season we finally "almost" finished our guest bedroom... we posted some pics.. what does everyone think of the colors. grey, cream and a little yellow!!

Christmas decor already!!!

Hope everyone had a great Thanksgiving.....We usually dont have our Christmas decor up this early  but we trade off hosting Christmas and Thanksgiving each yr and we were the host for thanksgiving..so basically everything went up before the big day family came into town! Whew.. Bigger home equals lots of work for holiday decorations..we are exhausted after this week! . When does everyone put up their decorations??

We are almost finished with our office... We dont have any pop colors in our decor so we did a stripe accent wall to make it stand out instead! ... So here it is living room turned office suite instead :)

I dont know if I ever share updated photos of the outside of our home. We have elevation D Victoria Falls... Also some pics of our neighborhood and trails....its sooo pretty this time of year......We think we may be putting in grey stone up the front column next year as well as landscaping and walkways....still LOTS of work to complete!

Some finished projects! Some updates ! 10 month review!





If anyone has been following our blog, you guys know that we had that huge garage door incident.... Well Ryan homes did step up to the plate, got involved and ended up resolving it... We had the entire garage door and rail system replaced...whew!
With our ten month review... Well that has been very long .... We scheduled for the main person from ryan to come out ..he reviewed our list ..fixed some things..and then had to call out other guys to fix other things.. So we took yet another day off.. Well those guys came and went and yet we had to take another day off for more guys to come fix more things.. They are still NOT finished yet and this has been going on since the beginning of september!....

We did get our pantry project finished yay!! And it is beautiful ( never thought i would say a pantry is beautiful lol! ) but it is!!! And really functional with the huge drawers... We have so much left over room!  All the props goes to my terrific hubby for getting this finished!!!!! Here are some pics.. What do you guys think?... Has anyone been working on projects?



I also added some backyard pics... The leaves are at peek and are sooo pretty! We love our home :)

ALMOST a serious injury due to the garage door opener...

Hi Everyone... I know i havent been blogging in a while and I hate to constantly blog about negativity and this isnt necessarily Ryans fault in all of this, but I want to get this out to everyone so your knowledgable about this.
This is our story. Last week our power went out due to a storm. I park in the garage so I had to unhook the garage door opener so I could manually get the door up. When my husband and I got home at night , he lifted the garage door manually, reconnected it to the opener and hit the button to lift the door all the way up. In a matter of seconds, the door tilted crooked, made a strange sound and three of its metal rollers came flying off the track and half the garage door swung down and ALMOST hit me. The garage door which is eight feet high dangled there not quite touching the ground, but bending , twisting and bowing the frame and the door itself.
We called ryan customer service immediatley however they informed us that since there was a warranty on the opener , that the company which is OVERHEAD DOOR COMPANY , would send a tech out to fix it tonight! So i called the number she gave me and left overhead door a message awaiting their call. Well a call never came so we had to put bike locks on everything since everything in our garage was exposed.
The next day Overhead door sent someone out and they wrote up that the rail system and garage door all needed replacement, but he had no parts with him and we would have to wait because of the long holiday weekend. Well this week came around and the manager called and said that we " must have put the door up to quick and it was our fault" what? !!!!!!!??? Are you kidding me???!!!! Thats the best he can do, blame it on us because he thought the door went up to quickly in manual mode? Has anyone ever even heard that this would be an issue? Well obviously we didnt take that answer and we came to some resolution that he would replace the rail system and take a look at the door when its functioning and there is tension on it again and if there are issues it would be replaced.
Guess what? The second tech came and said his manager told him to "bend the metal back into place" and they were not replacing anything!!!!
To say the least we had a conversation with OVERHEAD door company division manager and he argued everything with us, yelling and screaming, refusing to give me his managers number and stating that it was " RYANS issue and they said they were not responsible and told him not to replace anything". I honestly have no idea whether this is true or he just made it up, but the three times I called them, they said since there was a warranty, they were not responsible for it and the warranty would cover it.
So is this the case with everything? I know we contacted GE when we had an issue with the stovetop, but we had no idea the garage door opener too. Ryan employees this company to install this product, I would think they would step up and handle the situation, given the liability it could of been if either my hubby or myself were hit.
Has anyone had any issues similiar to this? Trouble with their installed garage door opener you bought from RYAN HOMES? We would like to know.!
We are awaiting a resolution after we called overhead door headquarters and reported to them the inappropriate and unacceptable behavior from their manager here!!

Little changes that make a big difference ....


Hope everyone had a great memorial day weekend !! We were busy with some more projects for the weekend and finsihed off Monday with a family party !! Here is what we were up to .....

Thanks to "Road to Ravenna" on Steve and Erica's blog we have removed our water flow  filter off of the showerhead and IT IS AMAZING.. I literally feel like we are at a spa when I take a shower now.. The stream is so powerful and nice !!! We do not have great water pressure in our area  and removing this helped so much .. we also installed the "soft close" for all cabinet doors!!!  If you cant stand the bang of all those doors, these are totally worth it. We bought them from Home Depot for 8 dollars for a  4 pack. We finished most of the doors in the kitchen and will be doing our bathroom cabinet doors  as well. They were so simple , its just one screw into the  inside of the cabinet near the  the hinge. The whole project literally took about 10 minutes and now the doors shut so slowly and softly !!
We also started a bigger project of the kitchen pantry redo. We ripped apart the four wire shelves they had installed, spackled and painted the inside of the pantry one of our accent colors and bought some closet organziation from Lowes (Roth Allen) and pieced it together. We bought the large (I guess what looks like a book case) and then bought two drawers that fit into it and will be buying matching wood shelving for each side of the pantry and one more drawer or a wire drawer for the bottom space. They have all different combinations depending on the size of your pantry....It doesnt look like we fit much stuff on it, but we have so much stuff on this cabinet alone.. the shelves fit several of those filled canisters  (rice ,cereals, flour, sugars, popcorn, breadcrumbs.. you name it ) and the top magazine holders hold all of my cookbooks. The first drawers hold all of our junk foods, bags of chips, cookies, breads and then I put a divider in and the other half holds all of our foils, saran wraps, garbage bags, little lunch bags ect..The next drawer holds all canned goods, boxed goods, and some bagged goods.. THEY ARE HUGE !! They also  make a wire drawer if you would like to store potatoes , onions ect.. We are debating on getting another full drawer or the wire drawer.
We are half finished with it.. but I ABSOLUTLEY LOVE IT !!  We ended up hanging the whole cabinet on the wall anchoring it into studs....Its so organized and the drawers are so big and deep, we can fit so many things in there and are so easy to access now. With the wire shelving, all my canisters would fall and tip over  and it was just a mess. We have about 15" on each side for shelving and will install four shelves on each side, so we have more than enough room when this is completed  ..

MAKING OUR HOUSE A HOME!!!!! Pics included!!

Ok.. so we are finally finished with our chair rail/boxes project FINALLY!!!!! it only took us several months lol!!!but figuring out the angles for the boxes going up the hallway were REALLY HARD !!!! So just a warning for you future DIY ers out there !!!! We have also been shopping for little decorations to fill the home.. its looks so much more cozier when it is filled with some decor and things on the walls and tables !!!! Here are some pics .. we have such a nice view out of our back windows looking into woods, but just enough sunlight to filter through when we are eating dinner every night !!!!

Still debating on whether or not to add some traingle boxes in these empty spaces

Coming along.......

Here are some more shots of our chair rail/showdow boxes project.. its coming along very slowly!!! Still nowhere close to being completed yet !!paint is all over the place since painting it a nice thick coat makes it look perfect lol!!!We love how its turning out!! Makes the foyer look so fancy!!

 And some new furniture has arrived.. I have been looking for a coffee table/ end table set to coordinate with the rest of the wood furniture and kitchen cabinet color for a while now and found this set on wayfair.com for a great price !!! The pics are a little dark sorry ! .. Paint on the accent wall is Latte from Sherwin Williams and the rest of the walls are kilim beige .. We were thinking of roman shades for the windows in here, the ones that hold the balloon shape to them from Hunter Douglas.. maybe a chair and a lamp in the other corner and this room will be FINALLY finished.... Geez.. I didnt think it was going to be so hard filling this 20ft room lol!!!!..... I do LOVE coming home though :)What have you guys done with your windows?? no coverings? curtains? Cornices??

 The morningroom fan is finally up!! fan and rug from Home depot !! Same accent colors...
